Responsible for Request For Qualifications/Request For Proposal packages, underwriting, asset management system (ELITE) updates on construction-related matters, assisting in preparation of project budgets and coordination of construction-related due diligence activities.  Manages customer service through coordination of construction managers, property managers, city officials, consultants, leasing teams, and tenants. 
Responsible for field execution of construction-related activities. Delivers services to client through coordination of construction managers, property managers, city officials, consultants, leasing teams, and tenants. 


Responsible for underwriting of project costs, including preliminary specifications and scope, estimated project costs, and preliminary development timeline on smaller and less complex projects. Assists in underwriting of larger, more complex projects. 


Responsible for assembling responses to Requests for Proposals and Requests for Qualifications associated with pursuit of fee development opportunities. 


Maintains all construction-related project information in asset management system (ELITE) including project size, project costs, and key dates accurately and timely.  


Ensures that any subsequent changes are reflected there on a timely basis. 


Assists in conducting due diligence on prospective land or building acquisitions. 


Works independently on smaller projects such as tenant improvement jobs or projects with relatively straightforward execution requirements. 


Other duties may be assigned.

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. Will lead project teams and/or plan, and supervise assignments of lower level employees.

 


QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree in Architecture, Engineering, business or equivalent from appropriate 4-year college program. Typically at least 3 years commercial development management experience. Knowledge and understanding of construction practices/techniques, Title III of ADA, contract laws, project controls and building support systems or any similar combination of education and experience. LEED accreditation with current educational requirements preferred. Ability to deliver projects on time and on budget.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information and influence audiences and outcomes. Ability to effectively negotiate with contractors and municipal officials.

 


FINANCIAL KNOWLEDGE

Requires advanced knowledge of financial and real estate terms and principles. Ability to calculate intermediate figures such as percentages, discounts, net present value, internal rate of return, and commissions. Conducts advanced financial analysis of prospective development and investment opportunities, and prospective tenant and contractor financial statements.


REASONING ABILITY

Ability to comprehend, analyze, and interpret complex documents, including construction plans, engineering drawings, and venture documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.


SCOPE OF RESPONSIBILITY

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause long-term impact to department.
