Job Summary

This is a fast-paced job.  Maintenance Associates work before, during and after performances to keep the building clean and fully operational, and working on special projects in between. Overture’s Maintenance Associates spend about half their time on preventive maintenance and repair tasks. The other half of your shift will be taken up with general custodial work. You will need to use independent judgment and discretion to identify, prioritize, and complete necessary tasks, responding to urgent requests as well as carrying out longer term projects.

 

Duties and Responsibilities

  • Perform a wide variety of semi-skilled building maintenance tasks including painting, carpentry, masonry, plumbing, and electrical repairs.
  • Clean office areas, halls, restrooms, dressing rooms, etc. Move and maintain furniture and equipment. Maintain tiles, floors, carpets, upholstery, and drapes. Sweep, mop, wax, dust, and empty trash. Set up and tear down rooms for events.
  • Maintain the grounds. Plow and shovel snow, salt walks.
  • Operate and maintain HVAC systems. Troubleshoot, periodic maintenance, perform routine checks. Perform minor routine maintenance and/or report maintenance problems to supervisor.
  • Perform building security tasks such as locking and unlocking doors, activating security alarm systems, and running periodic fire alarm checks. Monitor facility against abuse or unauthorized use. Monitor computerized security controls. 
  • Maintain an inventory of necessary cleaning and maintenance supplies. Record maintenance and operational data. Prepare written reports detailing activities.
  • Perform related work as required.

 Qualifications

High school diploma/GED desired, with minimum of two years varied custodial and semi-skilled building maintenance and repair. Other combinations of training and/or experience which can be demonstrated to result in the possession of the knowledge, skills and abilities necessary to perform the duties of this position will also be considered.

 Knowledge, Skills, and Abilities                                                                                                                        

Knowledge of building maintenance and custodial practices and procedures and the tools, equipment, supplies, and materials common to this work. Knowledge of HVAC mechanical systems and fire systems.

 Must be able to operate tools and equipment common to building maintenance work, including computers, hand and power tools, and snow removal equipment. Ability to stand for extended periods of time, to lift 50 pounds regularly and 100 occasionally, and to work at heights and in confined spaces. Fast-paced position requires ability to walk miles, carry heavy items up and down stairs, and to be on feet for 8 hours. Able to operate computer, basic hand and power tools, snow removal equipment, other tools and equipment common to building maintenance and custodial work. Frequent exposure to heat, dirt, noise, water, chemicals. Ability to maintain routine paper and computerized records. Ability to maintain effective working relationships and to deal with patrons and the public.
