REAL ESTATE REPRESENTATIVE II (2 positions)

JOB INFORMATION
The Metropolitan Water District's Real Property Group currently has two (2) openings for a Real Estate Representative II in the Planning and Acquisition Unit at our Headquarters Building in Los Angeles.

SUMMARY
This position requires intermediate level experience and will assist with real property responsibilities for water supply, conveyance, and storage; and infrastructure reliability and protection projects.

Responsibilities include assisting with negotiating real estate transactions and supporting eminent domain; conducting market analyses and feasibility studies; and preparing and reviewing appraisals and cost studies.

This position will also assist other real estate classifications in performing a variety of specific assignments related to planning and acquisition of right-of-way. Applicants at this level must have an understanding of real estate principles for public agency right-of-way acquisition, negotiations, and standards of practice. The successful applicant must also understand and adhere to ethical standards for the right-of-way profession.

JOB DUTIES
1. Assists with negotiating real estate transactions.
2. Assists with researching and analyzing records to identify ownership, property rights, legal descriptions, encumbrances and title issues. Assists with performing inspections to identify and verify physical property location and salient characteristics.
3. Assists with researching and analyzing land, infrastructure, services, neighborhoods, locations, trends, market conditions, and potential changes for appraisals and reports of real property.
4. Assists with conducting market analyses and feasibility studies.
5. Assists with preparing appraisals and cost studies for acquisitions, conveyances, relocations, and other property transactions.
6. Assists with compiling documentation for legal actions pertaining to eminent domain and other related property matters.
7. May participate on a project team.
8. Performs other related Real Estate Representative job duties as required.

JOB REQUIREMENTS: EMPLOYMENT STANDARDS
MINIMUM QUALIFICATIONS
Education and Experience: Bachelor's degree from an accredited college or university in a related field and two years of relevant experience; of which two years must have been at the Real Estate Representative I level (or higher).

Relevant experience is defined as assisting with acquisition and negotiations of real estate transactions or assisting with preparing appraisals or cost studies or a combination of both.

Required Knowledge of: Principles and practices of real estate for public sectors; relevant federal, state, and local laws, codes and regulations; real estate market analysis; and current office technology and equipment.

Required Skills and Abilities to: Use real estate related applications and equipment; apply mathematics; read maps, legal descriptions and other geographic information; problem solve; prioritize and multi-task; communicate clearly and concisely, both verbally and in writing; establish and maintain effective working relationships with those contacted in the course of work; work independently and in a team environment; and operate current office equipment including computers and supporting applications.

CERTIFICATES, LICENSES, AND REGISTRATIONS REQUIREMENTS
Valid California Class C Driver License or equivalent that allows you to drive in the course of your employment is required at the time of application.

Work Schedule: 9/80 (Alternating Fridays off)
